If you've been watching the New Hampshire Lakes Region real estate market, you've probably noticed something different this year. The market hasn't stopped—but it has changed.

After several years of exceptionally strong demand, limited inventory and intense competition, the Lakes Region is settling into a slower, more selective and more balanced market. Homes are generally taking longer to sell, inventory has increased, and buyers have more time to make thoughtful decisions. One of the biggest changes heading into fall is the increase in available homes. Active listings are up approximately 10% year over year, giving buyers more options than they've had in recent years.

Buyers aren't necessarily competing against multiple offers immediately after a property hits the market. There's often more time to schedule an inspection, evaluate the property carefully, consider financing and negotiate terms.

That doesn't mean every home is negotiable or that buyers should expect major price reductions. Well-priced, desirable properties can still attract strong interest, particularly homes with lake access, waterfront, desirable locations and move-in-ready condition.

Home Prices Are Holding Up

Despite the slower pace, prices have not experienced the significant decline some buyers may have expected.

The single-family median sales price in the Lakes Region reached approximately $535,000 mid-year, representing a modest increase compared with the previous year.

Waterfront properties are an especially important piece of the equation. Lake Winnipesaukee and other sought-after Lakes Region waterfront locations have a natural advantage: there is only so much shoreline available.

Exceptional waterfront homes are difficult to replicate, and that scarcity continues to support values even as the overall market becomes more balanced.

What Does This Mean for Sellers?

For sellers, the market is sending a clear message: pricing matters.

During the peak years of the market, sellers could sometimes price aggressively and still receive significant interest. Today's buyers have more choices, and they're taking more time to compare properties.

An overpriced home can sit on the market while properly priced homes continue to attract attention.

That makes professional pricing, thoughtful preparation and strong marketing more important than ever. Sellers should look beyond simply asking, "What did my neighbor's house sell for?" and consider current competition, property condition, location, lake access, recent comparable sales and buyer demand.

Is Fall a Good Time to Buy in the Lakes Region?

For financially prepared buyers who plan to own their property for the long term, the answer may be yes.

Today's market provides something buyers haven't had much of in recent years: time and choice.

Mortgage rates remain a challenge, with rates generally hovering in the mid-to-high 6% range. That means affordability still needs to be carefully considered. However, buyers should also remember that today's interest rate is only one part of the long-term ownership equation.

If rates decline in the future, refinancing may become an option. What can't necessarily be changed later is the purchase price, location or availability of a particular property.

For someone searching specifically for a Lake Winnipesaukee home, waterfront property or a home in a highly desirable Lakes Region community, waiting for the "perfect" market could also mean waiting for a property that may not come back around.

Why the Lakes Region Continues to Attract Buyers

Despite changing market conditions, demand for the Lakes Region remains supported by several long-term factors.

New Hampshire continues to attract people relocating from higher-cost areas of the Northeast, while retirees and second-home buyers continue to see the Lakes Region as an appealing place to live, vacation and invest.

The combination of natural beauty, recreational opportunities, relatively limited waterfront inventory and the appeal of New Hampshire living continues to create underlying demand.

That doesn't mean every property will appreciate at the same rate. It does mean that the Lakes Region has characteristics that can help distinguish it from markets where housing supply is much easier to expand.

The Fall Market May Feel More "Normal"

Perhaps the best way to describe the current market is normalization.

Buyers have more breathing room. Sellers need to be realistic. Negotiations are becoming more common. And properties are being evaluated based on their actual value rather than simply how quickly someone can get an offer accepted.

That's not necessarily bad news.

A more balanced market can create opportunities for both sides of a transaction. Buyers can make informed decisions without as much pressure, while sellers who price and market their homes correctly can still achieve strong results.
